PRE-PURCHASE INSPECTION
If you are buying a home with a septic tank, you should consider having it inspected by a professional septic contractor. " Eagle-Eye's " standard home inspection does not include this type of specialized, intrusive inspection. To properly inspect the system, the contractor will need to dig holes to access the underground parts of the system. This will include inspecting the tank, as well as the leach field.
It makes good sense to have the tank pumped at the time of this inspection. A professional septic contractor can perform both the inspection and pump the tank, killing two birds with one stone, and assuring that you begin with an empty tank and a system that has been inspected. Often, you can negotiate with the seller to have them pay for the pumping.
When buying a home, you should always have a professional home inspection performed. You need to know exactly what problems exist in the home, and whether or not there are financially viable SOLUTIONS to these problems. Trying to save yourself $200.-$300 on the inspection, could end up costing you many thousands of dollars after the closing.
I can share personally about an inspection I did for a friend at church. He hired himself a $250. inspector, who went through his home, and told him all was well. He received a two page hand-written report, and based on that information, bought the home. He very quickly discovered, after moving in, that there were problems of a serious nature that his $250. inspector missed. He asked me to do a follow up inspection, and to make a long storey short, he ended up putting another $55,000.00 into the home in order to bring it up to basic safety codes. He bought a century home, which in itself takes specialized knowledge and training to even know what to look for. As a " Century Home " specialist, I would have charged him $499.00, but not one of the major deficiencies would have been missed. His price shopping cost him approx. $55,000.00.
Please don't fall into that trap. Select your inspector based on his qualifications, his years of experience, his integrity, his association affiliations or memberships that demand strict adherance to industry standards of practice, and ongoing training to stay on the cutting edge of what's happening in the home inspection industry.
